Why Garages Matter
Most houses here are slab-on-grade with no basement, so the water heater usually sits in the attached garage, in a closet off it, or in the attic. Each has a failure mode. A garage unit shares air with the car and the lawn mower; an attic unit puts a full tank over the ceiling; a closet unit hides a slow leak. That is why the pan and the discharge pipe matter more here than the brand on the tank.
Replacing a gas heater is a different job from replacing an electric one: gas brings the supply line, the shutoff and the vent, and electric brings the breaker and the wiring. A tankless conversion changes the gas line size and the vent, which is a bigger scope than swapping like for like.
Common Questions
Repair or replace?
Age and what failed decide it. A thermostat, an element or a gas valve is a repair on a heater that is otherwise healthy; a tank that is leaking at the base is finished, because the leak is the steel giving way. The plumber will tell you which you have.
Why is there a pan under my water heater?
In a garage or closet it catches a slow leak and gives it a pipe to follow instead of the slab. A damp pan is a warning even when nothing has reached the floor.
Does replacing a water heater need a permit?
That depends on where the house sits, and this site has not read any local rule. The plumber confirms with the local authority and files what is required.
