The Numbers

Porter, ZIP 77365, had 46,418 residents in the 2019–2023 estimates, a median household income of $95,702 and 77.1% owner-occupied homes. Community Impact reports Porter grew nearly 24% between 2018 and 2023. The median home dates from 2007, but 12.3% were built in the 1970s and only 6.3% in the 1980s, so there is a clear older cluster and a large newer one.

Wells and Septic on the Same Lot

Montgomery County's permit guide sets the minimum lot size at 0.75 acre without a private well and 1.5 acres with one, because a well and a septic field need distance between them. On a Porter lot that has both, a septic problem is also a water-quality question, which is a reason to have the field looked at promptly and not to put off a pump-out.

Buyers should ask which a property has, since neither a well nor a septic system is obvious from the street.

Old Tanks and New Ones

A 1970s tank has outlived whatever warranty it came with and is the one most likely to be pumped rarely. A newer house is more likely to have an aerobic unit with its own maintenance rules. The pro will ask which you have before he arrives. The septic-or-sewer page helps if you are not sure.

Well and septic on the same lot?

Call. The pro looks at the tank and the field and tells you what he sees.
